Location: Detroit, Michigan

Task: Laser scan and capture 360° 3D color photographs, or TruViews, of one city block in downtown Detroit, Michigan, approximately 6.5 acres, prior to construction and pile driving operations. This client, a general contractor, wanted to document existing site conditions prior to beginning construction. Targets of acquisition included exterior building facades, parking lots, sidewalks and curbs.

Challenge: The client wanted as-is documentation prior to construction in case of property damage claims. The client needed a fast turnaround on the TruViews to begin construction work.

Solutions: TruePoint quickly mobilized to the site to complete laser scanning and capture TruViews. Additionally, because TruePoint has multiple laser scanners and scan technicians, they could assign multiple personnel to the project to meet the contractor’s deadline. Information captured by the laser scanner gives the client existing conditions data to reference for potential property damage claims.

Deliverables: TruePoint delivered Leica TruViews to the client, which are viewable with a free plug-in within Internet Explorer. This will allow the client, without any special training, to view the site conditions. Also, the laser scanner captured point cloud data, giving the client the ability to take measurements directly from the digital pictures.

Added Value: In the future, if any claims are brought forth, an additional scan can be conducted to compare the properties before and after construction. Should any claims arise that cannot be resolved with the use of TruViews, TruePoint can provide the point cloud data which can be used for closer examination or analysis of structures in the area.
